Fixed price
You know the number before we start. Anything you haven't picked yet, like flooring or lighting, gets an allowance. Changes get priced and signed off before we do them.
What it's like to build with us, start to finish: who you talk to, how often you hear from us, how the money works, and what happens after you move in.
It's my company, and your job is my job. A project manager may run the subs on site day to day, but they work for me and take their direction from me. Your questions and your decisions come to me.
Every week you get a short update with photos: what got done, what's next, and anything we need you to decide.
We walk the job with you when the ground breaks, when the framing is up, and before the finishes go in. Live out of state? We'll do it on a video call.
We put real numbers on it before you pay for a full set of plans, so you don't end up with a design you can't afford to build.
If something changes, you see the price and sign off before we do the work. No surprise bills at the end.
We talk through your land, what you want, your budget and your timing. If we're not the right fit, we'll tell you.
If it's a fit, we set up a time to see your property: the access, the slope, the water and where the house wants to sit.
We put real numbers on it early, based on what building actually costs around here, so the plan fits the budget from the start.
Use your architect or ours. We lock in finishes early so change orders don't pile up later.
The part most people don't think about: access road, power, well, septic and concrete, all lined up and on one schedule.
Framing, roof, siding, mechanicals and trim, all on one schedule with one person keeping it moving.
We walk it with you, knock out the punch list and leave the site clean. If something comes up after you move in, call us.
Our own software reads the plan set and lays out every wall, window, door and header. We check it against the drawings before anything gets ordered.
If a window won't fit under the plate, or two sheets of the plans disagree, it gets flagged as a question for the designer before we pour or frame.
Our estimates and schedules come from what our own jobs actually cost and how long they actually took, not from a national price book.
The lumber list and the crew's cut sheets come from the same model as the estimate, so we order what the house needs: less waste and fewer trips to the yard.
When the plans are far enough along, we can show you the framing and the roof in 3D before anything is cut.
It doesn't design your structure, size your beams or sign off on anything. That's your engineer, your plans and me. And it never takes the place of a person on your job site.
Before you sign a build contract, we can start with a preconstruction agreement. We walk your site, go through the plan with you, and price it out with our subs and suppliers into a line-item budget, usually in about two weeks.
The fee depends on the house.
It depends on the job. We'll tell you which one fits yours, and why.
You know the number before we start. Anything you haven't picked yet, like flooring or lighting, gets an allowance. Changes get priced and signed off before we do them.
You pay what the job actually costs plus our fee, and you see every invoice. A good fit when the plan is still moving or the site has unknowns.
Either way: a deposit to get on the schedule, payments as the work gets done, and every change in writing.
If something we built isn't right in the first year, call us and we'll come make it right.
Manufacturer warranties on things like windows, roofing and appliances pass to you.
Want longer coverage? Ask us about extended warranty options.
Full terms are in your contract.
Neither one, on its own. Fixed price suits a plan that's finished and a site we've seen: you know the number up front. Cost-plus suits a plan that's still moving or a site with unknowns: you pay what it actually costs plus our fee, and you see every invoice. We'll tell you which one fits your job and why.
A set amount in the contract for something you haven't picked yet, like flooring or light fixtures. If you pick something that costs more or less, the difference goes on or comes off.
A deposit to get on the schedule, then payments as the work gets done. If you have a construction loan, we bill to your lender's draw schedule.
Yes. A lot of the people we build for are moving from out of state. You get the weekly updates with photos, video walk-throughs at the big moments, and one person to call.
Own land, or about to buy it? Tell us where it is, what you want to build and roughly what you want to spend. We'll set up an overview call, and if we're not the right fit, we'll say so.
