Custom homes, built on your land.
You've got the land. We build the house on it, from the first cut of the driveway to the last piece of trim. Simple, solid family homes up to high-end custom builds, anywhere in Southwest Montana.

We start with the land.
Raw land needs a lot before a house can go on it: a driveway that holds up in the spring, power run in from the road, a well, and a septic system the county will sign off on. Those pieces can move a budget by tens of thousands of dollars, so we walk your property early and put numbers on them before the plan is drawn.
- Driveway
- Power
- Well
- Septic
- Excavation & foundation
A real budget before drawings.
Tell us what you want to spend and we'll tell you what it builds. If you want a line-item number before you sign a build contract, we can start with a preconstruction agreement: we walk the site, go through the plan with you, and price it with our subs and suppliers, usually in about two weeks.
Bring your plans, or start without them.
Already have plans? We'll price them and build them. Starting from scratch? A simpler home can be drawn by a designer we work with, and for a full custom build we'll work with your architect or point you to one we trust.
How we build.
Our own crews and trusted subs do the work, and one person keeps the schedule and the budget moving. A few things we do on every house, whether the plan asks for them or not:
- 12-inch footings as standard
- Headers no smaller than a 2x12 or an 11 7/8" LVL
- ZIP System sheathing
Fixed price or cost-plus.
Fixed price when the plan is settled and you want to know the number before we start. Cost-plus when the plan is still moving or the site has unknowns. Either way, every change is priced and signed off in writing, and our work carries a one-year warranty.

What it takes before the house starts.
Raw land needs a driveway, power, water and septic before a foundation goes in. Every lot is different, so these are ranges, not quotes. We pin them down when we walk your land.
Ranges are typical for Southwest Montana, not quotes.

Building a custom home with us.
Do I need plans before I call?
No. Call with the land and a rough idea of what you want. We'll talk it through on an overview call, and if it's a fit, set up a site visit.
What will it cost?
ItIt depends on the house, the finishes and the land. Our homes start around $310 per sq ft of livable space only. That price does not include the land, septic, water, power, gas or any other utilities, or the garage. For a real number, we walk your land and price it.
How long does a custom home take?
It depends on the size of the house and how far out it is. You'll get a schedule during planning, and we'll tell you early if anything's slipping.
Can you build for me if I'm out of state?
Yes. Many of our clients are. We handle the site visits, the county and the subs, and send you photos and updates so you always know where things stand.
Do you handle the permits?
Yes. We deal with the city or county for you, from the building and septic permits to the inspections.
Tell us about your land.
Own land, or about to buy it? Tell us where it is, what you want to build and roughly what you want to spend. We'll set up an overview call, and if we're not the right fit, we'll say so.
